General terms and conditions of the holiday homes Christa Bläser

 

1. Scope and contractual partner

The terms and conditions apply to the rental of the holiday homes Bläser.
They apply in particular to the rental period and beyond if damage is only discovered afterwards.

The holiday property you rent is the property of the Bläser family, hereinafter referred to as the landlord.

 

2. Registration / booking

The rental agreement comes into force upon written confirmation. The landlord's signature on the rental agreement is sufficient for this. The tenancy is legally valid if both parties - tenant and landlord - have signed the lease. If you do not receive the signed rental agreement within 10 days, please contact the landlord immediately.

Telephone leases generally do not apply. They only come into existence if the period between booking and arrival is less than 7 days and there is no other possibility of confirmation.

 

3. Prices and terms of payment

The rental price specified in the rental price includes VAT. In addition, there is a one-time fee of 4 € for the final cleaning and energy and additional costs per person / night.

If no other agreements have been made, the rental price is due within 14 days of receipt of the confirmed rental agreement.

The costs for final cleaning, energy and additional costs are to be paid in cash on the day of departure.

 

4th deposit

The transfer of the holiday home is made dependent on a security deposit. This amounts to € 300 for the holiday houses "am Waldrand" and "am Maibüsch" as well as for the "Forsthaus in Katzwinkel" and € 100 for the holiday apartment "Uessbach" and the "Bauernhaus im Dorf". The deposit is to be paid in cash when moving into the rental property. The landlord can refuse access to the holiday home until the deposit has been paid. In the event of damage caused by the guest in or on the holiday home, this will be offset against the deposit.

The deposit can be kept by the landlord up to 14 days after departure.

 

5. Withdrawal

You can withdraw from the contract up to 21 days before the start of the rental. If you withdraw from the rental contract, appropriate compensation is due for each rented holiday property according to the following schedule:

 

up to 75 days before the start of the rental 30% of the agreed rental price; up to 50 days before the start of the rental 50% of the agreed rental price; up to 30 days before the start of the rental, 75% of the agreed rental price; up to 21 days before the start of the rental 80% of the agreed rental price.

 

If you withdraw from the rental contract 21 days before the start of the rental period, the entire rental price will be charged.

The withdrawal from the concluded rental agreement must be made in writing and requires our written consent. If this is not done, the rental price is payable even if you do not use the contractual services or only make use of them in part.

 

6. Failure to start

In case of no-show at the start of the rental without notification to the landlord, the entire rental price plus 5% compensation is due.

 

7. Substitute tenant

Each tenant can be replaced by a third party until the start of the rental. The use of a replacement tenant requires the written consent of the landlord. The landlord reserves the right to object to the change of tenant.

 

8. Liability

The tenant is liable for any damage caused by him, a fellow traveler or their visitors during their stay. The lessee is obliged to notify the lessor of any damage that was caused during his stay in the holiday property or on the system.

The general terms and conditions concern the house rules. By using the holiday property, the tenant accepts the house rules as binding.

 

9. Applicable law, place of performance and place of jurisdiction

The law of the Federal Republic of Germany applies to these business relationships and all legal relationships. Place of performance and jurisdiction for both parties is Cochem / Mosel.

 

10. Pets

In general, pets are allowed in the Blaser holiday homes. This presupposes that they are registered with the landlord in advance, are peaceful and house-trained. Pets must be approved by the landlord. A fee of € 8 per night / pet will be fixed.

House rules of the holiday homes Christa Bläser

 

1. Arrival / departure

Subject to separate agreements, it is possible to move into the apartment from 4 p.m. on the day of arrival. If you arrive after 8 p.m., you must register by phone.
The apartment must be handed over by 11 a.m. on the day of departure. Times deviating from this require prior agreement with the landlord.

 

2. Smoking

Smoking is prohibited in the entire premises of the holiday homes!
Please use the designated containers on the outside area. Cigarette butts must not be thrown on the floor or in the green area.


3. Furniture and inventory
All inventory is owned by the Bläser family. This is available for use during your stay. We assume that you handle the items carefully and considerately.
Any objects must be returned to the place where they were found.
Furniture may not be moved!
The beds are only to be used with bed linen and sheets. Rented bed linen will be taken off on the day of departure and placed in the hallway together with the bath rugs. Blankets and pillows remain folded in the respective rooms on the beds.
4. Kitchen
All kitchen utensils must be put back in the cupboards in a clean and dry condition. Again, make sure that all items are returned to the place where they were found.
The refrigerator must be left clean and empty at the end of the holiday. Opened food must either be taken with you or placed in a box on the kitchen table. Please don't just throw everything indiscriminately into the garbage cans, as they will have to be disposed of at your own expense.
No food residues, waste or toxic substances may be disposed of in the toilet, wash basin or sink.

 

3. Outdoor area

Tables, chairs and deckchairs with seat covers can be used in the garden. When the weather changes, the garden pads should be stored dry.
The barbecue area is available free of charge. The charcoal can only be turned on with approved lighters. Fire accelerators of any kind (alcohol, etc.) are prohibited. Upon departure, please clean the grill, this includes emptying the fire material and cleaning the grillage.

The opposite forest is entered at your own risk. It is not part of the rented property.

 

4. Garbage / waste disposal

Our waste management companies only dispose of properly separated waste. We therefore ask you to separate the waste as specified. If this does not work, you as the guest must bear the disposal costs. For each incorrectly separated ton and thus not disposed of waste, you incur a cost of € 120.00. If you have any questions, please do not hesitate to contact us.
We differentiate between two tons:

In the gray bin, only residual waste is disposed of: any bathroom waste such as cotton swabs, cotton pads, pampers, tampons, handkerchiefs etc; Kitchen waste such as organic waste, leftovers, tea towels, coffee bags etc.
The blue and yellow bin is divided into plastic (garbage) and paper waste.
Deposit bottles and glass can be deposited in the separate container next to the garbage cans in the yard or brought into the glass containers at the supermarkets. Make sure that no deposit bottles are thrown into the plastic waste.

Please separate your garbage in the house and empty the waste bins into the large bins next to the house at the latest when you leave. Use garbage bags for the waste containers in the bathroom and kitchen.

These house rules are part of the rental agreement and the general terms and conditions. The tenant is liable for non-compliance or violation of the house rules!
